In coastal New Jersey homes, PVC and cellular-PVC trim are the most reliable choice anywhere moisture can reach, MDF should be limited to dry conditioned interiors, and solid wood works well indoors when it is back-primed and its end grain is sealed.

01 / 05What salt air and coastal humidity actually do
Ocean County homes face three loads that inland houses mostly do not: airborne salt, sustained high relative humidity, and — in many houses — long stretches with no conditioning at all. Each attacks millwork differently.
- Salt is hygroscopic. Deposited on a surface it holds moisture against that surface long after the air has dried, which extends every wetting cycle.
- Sustained humidity swells wood across the grain. Repeated swelling and shrinking opens mitres, lifts paint at joints and cups wide boards.
- MDF absorbs water into its core and swells permanently. It does not return to its original dimension when it dries.
- Fasteners corrode. Ordinary steel brads bleed rust stains straight through paint within a season or two near the water.
- Closed-up houses reach very high interior humidity in summer with no air movement, which is the condition mould needs.
Almost every trim failure at the shore is a moisture story. The material choice is just where that story ends.

03 / 05Interior and exterior are different problems
Outside
Exterior trim at the shore is a durability question with almost no aesthetic penalty for choosing well. PVC is the widely recommended default because it simply does not care about salt, spray or standing water, and modern profiles are indistinguishable from painted wood at any normal viewing distance. Where wood is preferred for its look, it needs a genuine maintenance plan rather than an intention.
Inside
Interiors are a comfort and stability question. In a conditioned house, ordinary paint-grade wood and MDF both perform well in living spaces — that is what most of the millwork in a shore home should be, and it is what makes crisp painted profiles affordable. The specification only needs to change in the rooms where water lives.
- Bathrooms: PVC baseboard and casing, or a well-sealed solid wood, never MDF.
- Mudrooms and outdoor-shower entries: PVC or sealed hardwood, with a bench that can get wet.
- Laundry rooms: treat as a bathroom.
- Basements and crawl-space-adjacent rooms: PVC below any historic water line.
- Kitchens: standard interior materials are fine away from the sink; treat the sink run and any window sill as a wet zone.
04 / 05The details that matter more than the material
A well-installed piece of poplar outlives a badly installed piece of PVC. These are the steps that separate trim that lasts twenty years from trim that opens up in two.
Acclimate before installing
Wood delivered from a dry warehouse into a humid house will move after installation. Letting it sit in the room for several days before it is cut lets that movement happen before the mitres are closed rather than after.
Back-prime and seal end grain
The back face and the cut ends of a board absorb far more moisture than the finished front. Priming all six sides — including every cut made on site — is the highest-value thirty minutes on a coastal trim job. End grain in particular acts like a bundle of straws.
Cope, do not mitre, inside corners
A coped inside corner stays visually closed when the two pieces move seasonally. A mitred one opens into a visible crack the first summer. In a climate with this much annual humidity swing, it is not a stylistic preference.
Use corrosion-resistant fasteners
Stainless steel or properly coated fasteners anywhere near exterior walls, bathrooms or unconditioned space. Rust bleed through paint is one of the most common and most avoidable coastal defects.
Leave room for movement
PVC expands and contracts with temperature considerably more than wood does with humidity. Long exterior runs need the manufacturer's specified gaps and fastening pattern, or the material buckles in August and opens in January.
